Laneway suites have quickly become one of the most popular ways to add value and flexibility to properties across Toronto. What many homeowners don’t realize, however, is that these projects are legally considered new homes in Ontario.
That classification comes with clear requirements. Any laneway or garden suite must be built by a builder licensed with the Home Construction Regulatory Authority (HCRA) and registered with the Tarion Warranty Corporation. This applies whether you plan to rent the space out, use it for family, or live in it yourself. Under Tarion, it is still considered a contract home.
