This East-end laneway suite provides housing flexibility for a growing family that sought to leverage their existing garage as additional living space. This build introduces a second storey addition to an existing, non-conforming three-car garage, converting the building to a 950 square-foot, 2 bedroom, 2 bathroom living space while maintaining a single car park. With the space intended to be an in-law suite for the homeowners’ aging parents, the open concept ground floor offers the potential to house an accessible bedroom in future.
Our team worked closely with the homeowner to explore several approaches to retaining the existing structure, maximizing the interior usable area. The resulting scheme required a minor variance approval at the Committee of Adjustment (CofA). Through close coordination with community planning, neighbours, and the homeowners, our team refined the proposal and garnered support for the application allowing for a seamless approval.
With a contractor engaged early in the process, our collaborative approach ensured the proposal adhered to a strict budget from the outset. This allowed the owners to strategically invest in areas of the project that were of aesthetic, performative and financial priority. The East-Danforth Laneway Suite demonstrates how a lot’s unique characteristics can be leveraged to the maximum potential by bridging the gap between design, approvals and construction.
