The 1,100 square foot, 2 bedroom plus den unit offers a large open concept living space at the ground floor, complete with a principal bedroom suite, large common bathroom and secondary sleeping areas at the upper floor.
With a generous rear yard, our team leveraged the by-laws, strategically locating the building to maximize usable area, preserve shared rear yard space, and avoid encroaching on the angular plane requirement. The resulting 2-storey structure spans from lot line to lot line and harvests Southern daylight through large windows at the rear yard elevation, complimented by a modern, minimal façade that encourages privacy and security at the laneway.
From the outset, our team collaborated with the homeowners and their builder, immediately determining an accurate development cost to ensure the financial viability of the project, while considering returns on investment both in the short and long term. By simplifying the construction and identifying clear priorities, we were able to work well within a fixed, modest budget and exceed the homeowners’ programmatic goals.
