At under 600 square feet, this two-level one-bedroom suite occupies a modest footprint on a shallow East-end lot. Limited by the available depth of the yard – the width of this uniquely shaped lot was leveraged to maximize usable area while avoiding the need for minor variances approvals to be sought at the Committee of Adjustment. Our team worked with the homeowners to articulate the building facade in order to provide depth and privacy without sacrificing on the interior areas or any comforts of home. This long-term rental hosts an open-space living area, in-suite laundry and a powder room on the ground level. The upper level utilizes the angular plane and permitted dormer to maximize functionality in a single bedroom and private 3-piece bathroom. The exterior design marries warm wood planks with a cost-effective and durable steel siding anchored by projecting frames that negotiate material transitions. Openings are situated to provide ample privacy to the rear and create vistas to the street face to the North.
The Ravina Laneway Suite is situated in a unique urban condition—the junction of a laneway, a street, and a schoolyard. This enabled a design response that had a presence on the street, yet was conscious of maintaining privacy both to the interior and exterior. This laneway suite demonstrates how clever planning and a thorough comprehension of the as-of-right by-laws can create a comfortable, private space even in the most unique circumstances.
